German Construction Prices Rise 5.0% Year-on-Year in May 2026

According to the Federal Statistical Office (Destatis), the prices for newly built conventionally manufactured residential buildings in Germany rose by 5.0% in May 2026 compared to May 2025. In the previous reporting month of February 2025, the year-on-year price increase had been 3.3%. Compared to February 2026, construction prices in May 2026 increased by 2.4%. All price data refer to construction services on the building including value-added tax.

Shell construction costs
Prices for shell construction work on residential buildings rose by 4.9% from May 2025 to May 2026. Concrete work and masonry work account for the largest share of shell construction work and also of the overall index for new residential building construction. While prices for concrete work increased by 3.6% year-on-year, prices for masonry work rose by 3.8%. Roofing work as well as carpentry and timber construction work were each 7.3% more expensive in May 2026 than in May 2025. Prices for earthworks rose by 5.4% over the same period.

Fit-out costs
Prices for fit-out work in May 2026 were 5.1% higher than in the same month of the previous year. Within this category, prices for heating systems and central water heating systems (including heat pumps) increased by 5.0%. Along with metal construction work, these systems have the largest share of the construction price index for residential buildings among fit-out work. Prices for metal construction work rose by 4.4%. For electrical, security, and information technology systems—which include electric water heaters and communication systems—prices increased by 6.4%, and for thermal insulation composite systems by 5.0%.
In addition to construction prices, prices for maintenance work on residential buildings (excluding cosmetic repairs) are also recorded. These were 5.6% higher in May 2026 than in the same month of the previous year.

Other building types
New building prices for office buildings rose by 5.2% between May 2025 and May 2026, and for commercial operational buildings by 5.0%. In road construction, prices in May 2026 increased by 6.2% compared to May 2025.
